Hawaii New Construction: Makamae by Gentry Homes

In Hawaii, new construction is not very common, so when new communities or additions to communities pop up, people know about them. One of these communities is Makamae by Gentry homes in Ewa Beach. As long as I can remember, whenever I heard Ewa Beach, I’d almost always hear Ewa by Gentry especially when talking about residential neighborhoods. That’s because it’s been 34 years since Gentry Homes bought over 1000 acres of land from Campbell Estate to begin one of the biggest master planned communities on Oahu. Another smaller but also very popular development by Gentry Homes you may have heard of is Waipio Gentry over in Waipahu.

The new Makamae single family home development is located on the northern edge of Ewa by Gentry, just above the Ewa Gentry Woodbridge Community and the Ewa by Gentry Community Association and pool. Being located just below the Westlock community and close to Fort Weaver Road gives it great access to the H1 freeway. Makamae in the Hawaiian language means, “most precious one,” a very appropriate name given as this will be the last offering in the Ewa by Gentry community.

This development will consist of 150 single family homes on subdivided lots, not CPR. There are 4 plans to choose from, all having 4 bedrooms and 3 bathrooms and 2 stories. The living areas are quite spacious with the smallest plan, Plan 1 touting 1,845 square feet and the largest plan, Plan 4 with a wopping 2,128 square feet living. The developer did a wonderful job, in my opinion on the design of these homes, to really maximize the use of space. The open concept kitchens really make the downstairs area very functional and contemporary feeling, especially with the 9-foot ceilings. Another great design point that I think a lot of homeowners will appreciate is the fact that all the homes have a bedroom and full bathroom downstairs, perfect for multigenerational living, entertaining, and out of town guests!

As for pricing, these homes are currently being offered in the mid to high $800,000s. A few may creep into the low $900,000s due to options or lot premiums, say for a prime location like a perimeter lot.

Another concept unique is how the Gentry Homes is selling their developments. Potential buyers need to submit a prequalification letter and schedule a model home viewing. Once the viewing is complete, you can decide to go on the waitlist and select the models you are interested in. Gentry will release 4 homes a month for the next 3 and a half years or so. In fact, the first 4 were just released this week. The developer will contact you when your name comes up on the waitlist. Overall, I like this development and I feel the price seems very reasonable. Considering the current single family home resale market trends, the quality and design of product, and the relative location of this subdivision in Ewa by Gentry, I feel this is a great buy for new construction.Thanks for reading.
